Rep. Lee Jong-bae, urgently needed to ease requirements for reconstruction permission

Serious obsolescence due to national real estate redevelopment and reconstruction regulations

【Break News Chungbuk】 Reporter Kim Byeong-ju = People's Power of the National Assembly's National Land Transport Commission Lee Jong-bae (Chungju) revealed that half of all residential buildings across the country are over 30 years old. It was announced on the 20th that the discussion should proceed urgently.

According to the data submitted by Congressman Lee from the Ministry of Land, Infrastructure and Transport, the number of old houses 30 years after approval for use accounted for 2,218932 dongs out of 4.6,3214 dongs nationwide, accounting for 48.2%.

This means that about 1 out of 2 houses nationwide are old buildings that have exceeded the age of reconstruction and redevelopment.

Most of the houses are old and'old houses' lacking infrastructure that consumers are reluctant to use. The aging of local residential buildings is even more serious. Based on the metropolitan area, 37.2% of residential buildings exceeded 30 years, while the provinces recorded 52.2%.

If we look closely at the residential building rate of over 30 years old by region, Busan is the highest with 63.6%, Jeonnam (61.2%), Daejeon (59%), Daegu (57.3%), and Gyeongbuk (57%). The proportion of regional metropolitan cities was large. On the other hand, the lowest regions were Gangwon (29.4%), Gyeonggi (29.7%), and Jeju (39.6%). Excluding Gangwon and Jeju, where the number of buildings themselves are small, the Gyeonggi area, where new cities are actively supplied, is the youngest living environment.

This residential aging seems to be due to the government delaying reconstruction permits for the purpose of suppressing house prices, and promoting the reconstruction excess profit redemption system and strengthening standards for reconstruction.

In the past, even if the risk of collapse was low, there was room for a safety check to pass if the residential infrastructure such as parking was uncomfortable, but after the government strengthened the safety check regulation, it is very difficult to pass the safety check unless it is poorly constructed.

Rep. Lee Jong-bae said, “Even though the place where everyone wants to live is a clean and safe building, the vicious cycle of housing supply shortages and rising prices continues as the government continues to block the reconstruction of aging houses. It is urgent to ease the requirements for reconstruction permits.”
